The house has been completely remodeled, including an electrical upgrade and new plumbing.

Master Suite

The master bedroom has a new full, en suite bathroom with hand-tiled shower (with new vanity, ceiling fan and can light above the shower) as well as a new, large closet with double doors.

Kitchen

The kitchen has new stainless steel appliances, new laminate countertops and the original cabinets have been sanded, repainted and the hardware has been repolished. The refrigerator is brand new and there’s a second, older fridge that needs some work, or you can have it hauled off if you only want one.

Living Room

There’s a real, wood-burning fireplace in the newly re-carpeted, freshly painted living room. The fireplace also has a gas line if you want to use it as a gas fireplace.

Second Bathroom

The second, full bathroom has a reglazed tub with new shower wall tiles. The other tiles and vanity top have been re-painted, and there is a new American Standard toilet and ceiling fan. Ladies will love the bright makeup lighting.

2 More Bedrooms

One of the three bedrooms features Jack and Jill closets, while the second, larger bedroom has a new closet with a light installed.

Dining Room/Office/Laundry Room

In addition to a large living room, dining room, three bedrooms and two full baths, the house also has a small office, laundry room (with a new Amana washer and dryer set) and two bonus rooms.

You can use the two additional bonus rooms for:

Major work done to the electrical system (by three electricians working together) includes a new outdoor whole-home surge protector and new 40-space electrical panel. All of the electrical outlets (30+) have been replaced and are now grounded. All of the connections in the attic were secured and made safe. The kitchen and bathroom outlets now have gfci protection.

There are two new First Alert carbon monoxide/smoke detectors in the house. The Conehoma Water Association has done work to the water meter that supplies the house, and there is a second water meter on the property if you wish to bring a trailer/camper on the property. The attic has been filled with 1,700 sq. ft. of blown R-38 insulation (as part of Entergy’s READI green energy house audit program).

The house is heated and cooled throughout with new Broan wall heaters, window AC units and a TVC 4-in-1 heater/air conditioner/humidifier/fan. In the event of a power outage during the winter, you’ll have access to the two older gas floor heaters, using the gas lines in the house that are connected to the propane tank on the property. The propane tank is leased for $25/yr. To fill the tank is roughly $450, and has been refilled for you.

There’s a new (second) 40-gallon electric water heater that brings water to the bathrooms faster. This is in addition to the 50-gallon electric water heater between the laundry room and kitchen. Yes – the house has two water heaters! The lines from the original water heater to the kitchen sink have been upgraded to pex and the kitchen sink faucet was updated.

The septic tank was just inspected (January 2024) and found to be in working order with no cleaning/emptying needed. The plumbing to the bathrooms was recently jetted and snaked to keep things flowing smoothly.
